Property MaintenanceProperty maintenance regulation assures that the city's property maintenance ordinances are enforced. Staff members also administer the single family and multi-family rental inspection programs and handle general nuisance complaints. These programs help to insure that Mentor's housing stock is maintained in good repair and appearance in compliance with the codes, which in turn protects your property value. General property maintenance and nuisance inspections include such items as home exterior conditions, fire hazards, high grass, proper refuse disposal, junk or overweight vehicles, improper parking of cars, trucks, recreational vehicles and the improper displaying of vehicles for sale.

Single Family Inspection
Rental homes are identified and inspected once every two years. The inspection is of the exterior of the home only and consists of items such as roof condition, gutters, downspouts, stairs, porches, and the condition of all exterior walls, doors and windows.

Multi-Family Inspection Program
A multi-family dwelling unit is defined as a building consisting of three or more dwelling units. This inspection is conducted once every two years. An inspection of the exterior, as well as the interior of the individual units is performed.

The exterior inspection is the same as for the single family rental program described above. The interior inspection includes an inspection of all surfaces (walls, ceiling and floors) to determine if they are in good condition, and that there is adequate lighting. Electrical systems and plumbing are also inspected to insure proper operating condition. Fire safety is reviewed including the presence of working smoke detectors.
